Limestone2025R_Down_S3 is a Plantation Forestry project located in the rich volcanic plains of South West Victoria, approximately 6km northwest of the town of Koroit and 16km west of the major regional center of Warrnambool. Registered on July 8, 2025, the project covers a precise area of 62.22 hectares. The surrounding region, situated within the Moyne Shire, is renowned for its fertile landscape, supporting intensive dairying, cattle grazing, and significant commercial forestry operations near the Tower Hill State Game Reserve.
The project operates under the Carbon Credits (Carbon Farming Initiative, Plantation Forestry) Methodology Determination 2022. Specifically, it involves an "avoided conversion" activity. This indicates that the land was at risk of being converted from a plantation into non-forested agricultural land (likely for pasture). Instead of clearing the harvested timber and repurposing the soil for grazing, the proponent has committed to re-establishing and maintaining the plantation forest. This activity sequesters carbon in the growing trees and wood products, preventing the emissions associated with land clearing and agricultural conversion.
Environmentally, the site sits within a high-rainfall zone, typically receiving over 700mm annually, which is ideal for commercial timber production. The soil in this area is largely derived from the Newer Volcanics province, characterized by fertile, well-drained basalt loams and clay soils. These nutrient-rich volcanic soils are a key factor in the region's agricultural and forestry productivity.
A significant aspect of this project is its connection to broader regional forestry movements. The participant variation noted in December 2025, transferring the project from "The Trust Company (PTAL) Limited as trustee for ANZFOF2 Sub 1" to "ONEFORTYONE PLANTATIONS PTY LTD", aligns with OneFortyOne’s major acquisition of the Limestone Coast forestry estate from New Forests (ANZFF2) earlier in the year. This suggests the project is part of a larger portfolio transition ensuring the continued management of the "Green Triangle" forestry assets under new ownership.
