Landari Osterley 2025 is a plantation forestry project located in the rural locality of Osterley in Tasmania's Central Highlands. The project is situated approximately 35 kilometers north of Hamilton and roughly 100 kilometers northwest of Hobart. Registered on January 30, 2026, the project covers 349.72 hectares. The surrounding region is characterized by a mix of agricultural land use, primarily grazing (sheep and cattle) and forestry operations, set against the rugged backdrop of the Central Plateau.
The project operates under the Carbon Credits (Carbon Farming Initiative, Plantation Forestry) Methodology Determination 2022, specifically utilizing the "transition to permanent forest" activity (often referred to as Schedule 4). This involves taking an existing commercial plantation that was scheduled for harvest and converting it into a permanent forest. To be eligible, the proponent must demonstrate that the plantation was at risk of being converted to non-forested land (such as pasture) if the project had not proceeded. By committing to maintain the trees permanently, the project generates carbon credits for the carbon stored in the biomass that would otherwise have been released through harvesting and land conversion.
Environmentally, the Osterley region experiences a cool-temperate climate typical of the Central Highlands. Rainfall is moderate, generally ranging between 600mm and 1000mm annually, which supports viable forestry and permanent vegetation. The terrain often features soils derived from Jurassic dolerite, commonly classified as Dermosols, which are stony but well-structured and suitable for supporting long-term forest cover.
The proponent, Landari Pty Ltd, is a specialist forestry and carbon developer active across Tasmania. They manage a portfolio of similar projects, such as Landari Blackwood Creek and Landari St Marys, indicating a strategic focus on retaining vegetation in the Tasmanian landscape.
