The Oaks Group HVAC & Energy Management System Upgrade (Revoked)
ERF103070
Project Information:
The Oaks Group HVAC & Energy Management System Upgrade (Revoked) was an industrial energy efficiency project primarily associated with The Oaks Group (Oaks Hotels, Resorts & Suites), a major Australian accommodation provider headquartered in Maroochydore on the Sunshine Coast, Queensland. The project was registered in March 2016 and revoked in May 2019. While the specific sites for the upgrades were likely spread across the group's hotel portfolio, the corporate operational base in Maroochydore, approximately 100km north of Brisbane, serves as the primary geographic reference.
The project operated under the Industrial Electricity and Fuel Efficiency methodology. This framework credits activities that reduce energy consumption by modifying or replacing equipment such as HVAC systems, chillers, and boilers. In this specific case, the project involved the installation of building management control systems (BMS) and upgrades to air handling, heating, and cooling infrastructure. The goal was to generate Australian Carbon Credit Units (ACCUs) by calculating the difference between the baseline energy use and the post-upgrade efficiency.
The Maroochydore region is characterized by a humid subtropical climate with high rainfall, typically exceeding 1,500mm annually. The area is heavily urbanized for commercial and tourism land use, distinct from the agricultural focus of land-based carbon projects. The underlying soil in this coastal region typically consists of sandy loams and podzols, though the project's nature, being strictly industrial/built environment, renders soil conditions less relevant than the climatic demand for air conditioning.
The proponent, Enman Pty. Ltd., is a specialist engineering firm known for implementing "turnkey" energy solutions, including the Niagara BMS platform, for hotel chains such as Stamford Plaza and Mercure. The project was voluntarily revoked under Section 30 of the CFI Rule in 2019. This revocation occurred prior to the methodology itself being sunsetted in 2023, suggesting the project may have concluded its crediting period early or transferred its activities.
